In addition, we will manage your project from conceptual design on our cad/cam rendering system to electrical system install, programming, and finally to receive your municipal Certificate of Occupancy. The Gecko Team has a special grip on the typical Build Out. We make the connection between contractors and architects, communicating the exact needs of our customers. Some of our projects can seem complex and difficult, even for construction industry professionals. The most common question is 'what is a build out?'

A "build out" represents the construction activities executed to a commercial building space to make it functional for a new tenant. In this respect build outs can also be considered "tenant improvements" or TIs.

Selection of a proper expert team is quintessential to every successful project. To that end, we use our in-house staff architect to design and help focus on interiors for these types of commercial spaces, while the construction is done by a contractor group, like "The Gecko Construction Group".

When a space has previous tenant finishes, they must be demolished or removed for the new build out. With the ultimate goal of the least amount of impact on the existing structure, that's why both landlords are tenants need our services.

We specialize in navigating the local code and compliance regulations to avoid costly delays that will affect and even restrict the tenants from moving in or successfully resuming their respective businesses. It is handled by working and negotiating with appropriate authorities/municipalities, that have jurisdiction, without creating challenging changes that can also affect everyone financially or even put a complete stop on a time sensitive project. New construction refers to site preparation for, and construction of, entirely new structures and/or significant extensions to existing structures whether or not the site was previously occupied. New homes are typically more energy efficient than older houses, having been built with newer building materials, better insulation, and state-of-the-art tech.
Home automation or domotics is building automation for a home, called a smart home or smart house. A home automation system will monitor and/or control home attributes such as lighting, climate, entertainment systems, and appliances. It may also include home security such as access control and alarm systems. When connected with the Internet, home devices are an important constituent of the Internet of Things ("IoT").

A home automation system typically connects controlled devices to a central smart home hub (sometimes called a "gateway"). The user interface for control of the system uses either wall-mounted terminals, tablet or desktop computers, a mobile phone application, or a Web interface that may also be accessible off-site through the Internet.

While there are many competing vendors, there are increasing efforts towards open source systems. However, there are issues with the current state of home automation including a lack of standardized security measures and deprecation of older devices without backwards compatibility. Home automation has high potential for sharing data between family members or trusted individuals for personal security and could lead to energy saving measures with a positive environmental impact in the future.



Structural insulated panels (SIPs) are a high-performance building system for residential and light commercial construction. The panels consist of an insulating foam core sandwiched between two structural facings, typically oriented strand board (OSB). SIPs are manufactured under factory controlled conditions and can be fabricated to fit nearly any building design. The result is a building system that is extremely strong, energy-efficient and cost-effective.

Once installed, SIP panels deliver unrivaled insulation and airtightness, which reduces energy costs over the building's lifetime. SIPs are known to be about 50% more energy-efficient than traditional timber framing. A SIP building envelope has minimal thermal bridging and delivers excellent airtightness, which lends itself ideally to LEED and net-zero-ready building standards.

R-Values with SIPS

A SIP home or commercial building allows better control over indoor air quality because the airtight building envelope limits incoming air to controlled ventilation which filters out contaminants and allergens. The SIP envelope doesn't have the voids or thermal bridging of conventional stick framing that can cause condensation leading to potentially hazardous mold, mildew or rot.

Better Air Quality with SIPS

SIPs are highly energy-efficient and therefore contribute positively to the environment by reducing CO 2 levels. They also use significantly less energy during the manufacturing process compared to traditional construction methods and have lower embodied energy than traditional construction materials, such as steel, concrete and masonry.

A Sustainable Building Product

SIP walls and roofs are designed and precisely manufactured offsite. This allows the building to be assembled onsite quickly and made watertight in a matter of days. This reduces costs such as project management, scaffolding, framing labor and much more. A BASF time-motion study confirmed that SIP panels reduce jobsite labor needs by 55%.
